After searching high and low for property, or a fixer upper in our same school district, we have found our dream spot❤️

We had a list of the following “must haves:”

Country Road

In our current school district

Flat for the horses (not a lot of rocks or ledges)

A spot for a house and a small barn

A spot for my husband to build a garage down the road

And most importantly:  A spot away from the horses for a dirt bike track (we all enjoy riding)

I never thought this would be as much as a challenge as it was.  There was beautiful homes with details that I loved, but no spot for horses.  There were perfect properties (with barns already built and no house) But WAY ABOVE our budget.   There was one that had extensive water damage and needed a wreaking ball, but they wouldn’t come down on the price at all.

I saw the good in all of them… even made pinterest boards to present to Tim claiming we could make any of them work for us.

These two below where the hardest to walk away from…

This one below, we looked at three times, we were so close to putting an offer in, when my husband said “honey, I can build you a house way cheaper!”  It needed all the big ticket items: roof, new electric, had water in the basement, which we deal with in our current home, needed a new heating system.  It had a horse barn and pastures, but they were up a steep hill behind the house, so we wouldn’t be able to see them at all.  And it was on a busy road, other then that, look at the details 😍.

 

Our property was on the market in NYC for awhile, at double the price we paid, and never came up in my search.  The owner decided to list locally and they dropped the price some.  We made an offer after it being on the market 3 days and they accepted 🙂  We had a closing date set back in November but our attorney found a major flaw in the current deed, which needed to be corrected and took some time.

It took one visit with us all to know that this was the place for us. ❤️  And we had our closing last week!

As we walked around today (photo above) to map out where the house could go, and the barn and track, it just felt right.  It has a mix of woods, trails, stone walls and open areas.

Tim brought the tape measure, and marking tape and marking paint, so we could all “present” what we were thinking regarding placement… but it wasn’t needed, because we all had the same idea in mind ❤️.  My daughter wanted to be able to look out her window and see her babies (the horses).  I wanted to be off the road some, hidden a little.  Tim wanted the driveway to be where the clearing in the trees already is, and to tie into one of the main trails (which I was already thinking).  Our oldest wanted the track down in the back away from the house and horses and connected to all the trails, which we all had the same idea in mind.
